The East Side, Bayview, Riverwest, Washington Heights, Walker's Point, etc tend to be the more well known B-class areas that can have attractive options.

Currently looking to go to some classes, seminars, and/or events this year with some friends and would like to know the possibilities and options.Looking for in the GTA, on multiple topics in investing such as RE, Stocks/Bonds/Funds, Markets, Business etc.Hoping to find out if anyone is aware, or going to be attending any events?

There are also classes out there where they teach fix/flip and coach on your first house (or something similar). 

This does make your life easier from an underwriting perspective because MHP is typically underwritten very differently than the asset classes you are already familiar with.

Maybe you can work at a PM company outside of classes, or be a showing agent, or possibly a wholesaler?

At 16 I took a real estate college class and helped my family obtain our 1st house.

Suggest you join the  (local to your rental)  rental owners or multi family owners group and start taking the classes they will provide.

I would take some classes with local wholesalers, and leverage their knowledge.

We closed December 22nd, signed lease with Class A tenant same day starting January 1st.

The cap rate will vary by market & asset class.
