Granted you do not necessarily practice in these folks' locales, and you would of course caveat that, but you could at least offer some perspective in how things work where you practice.

@Bruce Runn Assuming I understood this correct....Listening to podcast 301 unlocked a rather simple in practice but probably controversial avenue for delayed financing.

I live in Maryland and the property is in New York, not really practical to move to New York just for a house haha.

My family owns a 15 story, 54 unit apartment building in Chicago, and our current cleaning "crew" consists of a woman who lives in the building with significantly discounted rent as a trade for cleaning public areas + taking the trash out to the alley from each floor every other day.

We are practically family!!!!

As a student several years ago, I was off campus in a rental with five other students which was common practice at my university.  

Just be consistent and friendly.
