Beach is a whole different thing, and ultimately my post (see title) was looking for direction on the proper place to post my questions or even find a specific person to help me evaluate the opportunity (maybe a pro or co-host opportunity) because I learned in two minutes on this forum since I joined that there is more to it than the “profit” from one year of STR.

What I ultimately decided to do was to go out of NYC to Indianapolis, not as close as @Scott Wolf in Dutchess County but similar methods/systems that you'll need if you're to invest out of your own market.A little over 2 years later, I have 5 rentals out of state, and hopefully #6 that's pending will have no issues to close and I'm closing on my co-op in Queens (all at the same time).

My fiance and I are looking into adding another property to the portfolio and have gone back an forth on either another duplex out of state (we currently own one in Milwaukee that cash flows us $200 a month) or a vacation rental in a mountain town here in Colorado.

If so, no lender will lend you on the house and no title co will insure the transaction.Second would be specific language in the land contract that would be prohibiting such loansThird would be state laws governing land contracts.Fourth would be general contract law, deceptive trade practices, etc.
