Louis is how you will meet different lenders, investors, and agents to help make the project happen once you have the funds.If you grind it out now and build a solid foundation for the future, I'm sure you'll be successful moving forward.

There are rules for such things with real estate agents/property managers, for instance when acting as a fiduciary.

I'd be super careful about using Facebook groups...there are a ton of people who will lie and say they are a buyer, but they are just trying to daisychain it.Agree with @Bryant Brislin, I would also recommend looking for sold flips in the area and contacting the agents who handled those sales, offering them the deal to see if their clients are interested in more opportunities. 

So far, I have worked in real estate in a variety of ways (as an agent, as a property manager, owning my own property), but never in the investing world.
