I am wondering whether it would be advantageous to be listed in the yellow pages (advertising apartments for rent) -- I am i suburban central Maine, which is about 5 years behind, for example, Massachussets as far as technology use.

It does not have to be the same person.I'd prefer to stay local to Central PA - I realize that being passive would allow long-distance investing and that would allow for greater diversification - but I may want to take over management of the properties myself at some future time, so I want them to be local.I don't have a strong network where I live - I did not grow up here, and I'm self employed as a computer programmer - so I have little interaction with the industry.Thanks for all the excellent info that is posted here.

I focus in the central Denver markets, primarily because they are more interesting to me, but also because much of my model is based on rehabbing then holding as rentals.

I'm not mad at me deal, I just struggle to get to 1% in central Denver. 1% is not crap, its what you get if you don't want to be a slumlord in Denver.

I would not want one simply because I don't want to carry the groceries up or down stairs, lugging a vacume cleaner (unless the is a central vac)....laundry, you get the idea.
