The investment is quite different than the REITs from Rich Uncles, RealtyMogul, and Fundrise (AHP buys non-performing mortgages in bulk at a discount), but the minimum is lower ($100) and they offer "best efforts" redemption to get your money out within 30 days if you need it (you take a slight hit on the return rate if it's earlier than 12 months IIRC -- 10% or 11% instead of 12%, but still a relatively flexible program).

I didn't go up because of loyalty of the long term tenant and the fact that I need to repaint the outside of the home that faded from the sun. and yes I bought one of the brand new unoccupied homes that flooded the market in 2010. 1664 living sq ft. 4/2 and two car garage. 

Per the lease if it stipulates the landlord has a right to enter the premises with proper notice to perform an inspection of the unit then it's valid.A tenant with a lease cannot keep denying a landlord entry into the property for inspection.

What has been your experience with having a tenant perform yard work/snow shoveling and minor repairs?     

I have been jammed by present-landlord lies - likely to expedite them dumping their poorly performing tenant onto my plate.
