But what I found out with the fridge is that they will make it so painful and draw it out so long that they are betting on the end user getting frustrated and just calling someone else to get it fixed quickly. 

I bet there are a lot of local investors that invest in either Grand Rapids or Indianapolis as both are 3 hours away from here and good rental markets.

With 40 acres zoned ag, your best bet is to lease out for cattle ground. 40 acres is not a whole lot in those parts of the world for cows.

I can calculate an after repaired value based on the final/new rents - but i am wondering how likely it is for an investor to come along and purchase the investment property (now that it is a stable/safer investment choice).My goal is to generate cash for a subsequent investment, so im sure selling/10-31 exchanging may be best, but i dont know if its a good bet per se.

And if you have a 1400 sq ft house (per side) I bet you are in the 20-25 square of shingle range and that price is not too high.

I have held a lot of jobs and never have gotten more satisfaction knowing that everything I do is for me  and my families' future than right now (yes I know I am selfish).I say if you are hesitant and waiting for that perfect moment just stop an place a bet on yourself and you will surprise yourself at how much you can accomplish.
