Hi, we are planning to get a 4 plex (will be a new 30yr conventional primary residential loan/10% down) while holding onto our current single family house as a secondary house (30yr conventional primary residential loan. we have lived in this house over a year.

I have commercial (warehouses) and residential properties.

There is a single family residential home that has been vacant for the two years we've lived in the area, beyond that I'm uncertain.

Commercial real estate has a class system - why can’t we apply this to residential real estate and locations

@Justin R. there is focus on sprawl and in-fill building...nothing in this city will ever crest 40-50 stories I can guarantee every new development is mixed use...and developers are reclaiming thousands of acres of corn field for ****** one-off residential developments for the lamest buyers in the market to call home...multi-prong approach of intentional underbuilding and constant fights with the locals who want neighborhoods to stay stagnant.

I have have experience working for a big commercial real estate REIT for over 8 years but have also done accounting for small investors (friends and family members with residential rental properties).

Here are a few other residential contractors in Portland that are not quite as big as America's Perfect Home.  

Hi @Nick LaRocca I just passed my exam and said I only want to do commercial but now I am testing both commercial and luxury residential to see what I actually like best.

Did some real halfway work and made me start looking elsewhere.The town did not accept the hardship to convert a commercial unit to a residential unit.
