I think top 3 things to obtain first are debt free or only necessary debt, lowering your living costs like rent and unnecessary spendings, and getting some cash stored for later.

Some property classes and areas require chasing rents, knocking on doors, waiting outside to catch them as they come home from the store and getting whatever is in their pocket with a promise they'll pay the rest next week.
