We've built a pretty large database now and want to start trying new subs, but that's always a little risky. 

And it needs to be within a reasonable monthly paid expense, so, it's up to them how we get there, either lower the whole-cost price so at-market financing is within reason to enable the buy OR change the rate, the terms, so monthly paid expense is viable AND they get a "Price More Nice" for them.

I've use a VA to help me build a database that identifies the properties that should cash flow more as well.

It has enabled us to purchase and rehab properties with cash instead of borrowing.  

I did happen to check and they are already in the state database for complaints for unlicensed brokering.

I've since built a fairly good size opted in client database and am now leaning towards using text messages to further reach everyone who opted in. 

If I enable Free Check Writing, does that essentially mean when I am ready to buy a property, I will write a "check" on behalf of the 401k to pay for the property?

Simply because Delaware do not publish the owners on their public database.

That enables you to cash flow the property and with the land contract, you the seller still own the property if the buyer defaults.
