It is simple and easy to learn just requires consistency and commitment.  

So here's the drill: the tenant can't be evicted for not paying rent through January (unless extended) but you can kick his butt to the curb if he damages your property or commits any other violation of the lease terms.  

Make a daily/weekly schedule, put in time for education and time for doing and trying new things, on top of everything else you do, make sure you commit 20% to reaching your next goal in RE.

It doesn't commit you to anything or even mean you are in agreement with the terms.

That way you feel can sleep at night knowing you're working with someone who is not fly-by-night but has a reputation and commitment.

If you're going to commit to buy and hold, then you need to be prepared to ride the highs and lows that come with real estate investing. 

That tort law says that if someone causes you to enter into a contract without both the intent and ability (money) to follow through to completion, they have committed fraud. 

Once we decide to move forward we're committing to doing everything in our power to get financing and close on the deal.
