So many rookie moves, and so many things I'm kicking myself over, but I share this story so others can learn as well, that even in landlord friendly states, things can take a long long time.

We currently live in San Diego, but are open minded to out of state investing for sure.

Each lenders states that they can lend in are different but typically you don’t have to live in the state you’re purchasing the property and the lender can be located in an alternate state as well.

He was considering my house a remodel even though I stated everything in the home is original and that I was only repairing damage from the foundation and making some minor updatesHe required that I get an electrical permit for 5 new lights I had an electrician run for me.

I am open to other states.

They're definitely working right now, but wondering if it's something that we should stick our ground on.The plumber we had come out estimated 4.8k for the pipe changes and stated it should be redone within the next few years. 

I am ok with having a property manager at this time, especially for anything out of state or drive distance.

With all the co-op and crazy costs here I can only go out of state.
