People are tired of rigid hosts whether or not they live onsite and I see that takeaway more than “sharing a home”.

I am very well insured and I have no problem with providing my management company with whatever proof of insurance they require.I am very pro-active about my insurance coverage on my sfh's and I am always watching out for any liability issues. 

My husband and I decided to get into real estate investing and pulled out 100k to start the journey.

Hey BP Community, My wife and I bought at the peak of the housing boom in 2022 in Austin and likely overpaid, but it didn't bother us at the time as we really just wanted to win our first home after 10 previous offers not succeeding.

Today, 7 years later,  I have 37 doors and real estate is my full time job managing those properties.I doubt anyone can tell you exactly what course you should take… but if real estate is your goal, my suggestion is to go find your local real estate investment group that probably meets once a month and start rubbing shoulders with everyone there.

What's your experience level managing large-scale multifamily?

We've had long-distance properties under the same management for years and really like our managers.

I’ve helped managed a few short term rentals that have been filled with military families waiting for housing to open up or waiting to close on their home purchases.

Then the other question is what are you doing so egregious that insurance or your property manager would not cover you?
