My experience is limited and dated as approximately 20 years ago, I remodeled my basement to a 1 bed !

If you can get into something like a value-ad duplex in Longmont or a 3-5 bed SFH in Gunbarrel/Martin Acres/Longmont/Lafayette for example and rent rooms to friends, I'd say you're making a very smart move.

We bought the single family 3 bed 1.5 bath house for 75,400 and it appraised before closing at 107,000. 

I think it is a good niche because I am getting a premium on rents but don’t have the hassle of cleaning beds everyday.

My advice is find a small local bank and get in bed with them.
