I have an investor friend who has expressed interest in investing in an income-producing property with me.I'm finding potential properties, but I'm not sure how to structure the deal.

What structure is maintained through the meeting?

No wall paint, no satellite receivers, no installation of appliances, no storage sheds, no building of structure (some seriously want to build their own pergola), no swimming pools, no hot tubs, no electrical modifications, carpet, etc.

I had considered the high cost of rent vs the rank structure and the 50% rule.

The way its built asks for trouble (1 structure 3 floor high provides support for 2 balconies on 2st and 3nd floor) – its old..not sure its stable etc.

No standard note listing agreement and contracts vary depending on the principals, loans and deal structure.

One word is usually better to tie things together, while it could be BRENNAN PROPERTIES LLC, dba "BRENNAN"How are contracts going to be printed up, filled in, you'll have a ton of paper work and signatures, you can shorten things with the DBA and LLC.I get a laugh out of very small companies with implications of being some mega structure, thanks for not going there like Brennan American Enterprises.... :)I suggest you keep it simple, say what it is, and make it easy to say and write!

While 25 years for a shingled roof is def. closing in on the end of life expectancy I agree with you that it is not leaking and structurally sound and was approved at time of building you should not have to replace.If the roof was replaced at somepoint and this is why color scheme is not matching then I think it woul dbe a much more difficult arguement for you.PLease keep us informed as I Am curious as to the outcome.Stand up to them though as they need to be aware of all teh facts.good luck,Chris
