We want to develop the lot now and build a short term rental, preferably owned by an LLC.

I've had a fair number of buyers recently shopping for midterm rentals in Denver and Colorado Springs, and I was surprised to see how many associations have a 6-month minimum rental period, which cuts out a big portion of your medium-term rental tenant pool.

I have had a huge interest in real estate, specifically, investing (BRRR, short-term rentals) and most recently in developing (I realize developing is a more "advanced" strategy).I'm thinking I should hustle and reach out to real estate agencies, in hopes of snagging an entry-level job or part-time gig to learn the ropes and build relationships with local investors.

I’ve spoken to several who have made 32 rental properties in short of 36 months without being a seasoned real estate investor.

Would you normally have all this information before making an offer, or during the inspection period after going into contract?

In short, I can't afford PropStream or any other subscription that would likely help me.

Local community banks and credit unions may have no seasoning period for their portfolio loan offerings.

However, I thought what a great opportunity to utilize my beach house as a Short Term Rental, and I listed it on Vrbo and tapped into the greatness of BiggerPockets.  

Should I invest that money in the short term?
