Unfortunately, since it's 3rd party vendor, it's not technically HD's fault but you can ask them for assistance for a long time customer. 

Cosmetic repairs, convenience repairs, nuisance repairs, repairs that have nothing to do with habitability, or repairs for plain customer service have to be ok'd by the owner of the investment.  

He is right, tenants do get a little spooked at a property sale as they do not understand the biz we are in, but with effective communication and relationship building with the tenant through excellent customer service would certainly minimize that or eliminate it all together.

this is a business not a cash flow rental play... you have nothing in there for house keeping. etc.and  if your going to keep repeat families you are going to need excellent customer service.
