I definitely can't afford an American answering service/ call center yetI have a couple numbers set up-- 1 for property management, tenant calls, potential tenants and another for lead generation, buying commercial properties, contractors, vendors etcOne thing that's driving me nuts and confusing me is I have both numbers routing to my iPhone and GV doesn't tell me which number it's calling from to take, nor if it's a non- RE call directly to my iPhone.Anyways I'm thinking of the following VoIPs which can also integrate into direct marketing, Virtual Assistants (VAs- for this I've been searching Upwork and see rates at $6-7 for english speakers), and in the future implement a CRM (I currently use Buildium for tenants and Excel/ PropertyRadar for acquisitions and leads).What are the best VoIP/ GV alternatives?

Did you try to detect all leaks with American Leak Detection and fix them?

So far, from the research I have done; multi family units & syndication deals to buy & hold seem to be the type of investing I'd feel most comfortable with but as I'm still very new to understanding the American market I am absolutely open to any opinions.

Didn't think it was really the time to get pedantic or start talking about the ins and outs of real estate investing and tax law when that's not what the post was about.We don't really know what kind of investing the OP is doing with the loans from his family and friends, but with 20 years of experience in tax, I'm sure you're well aware that your argument for why the OP should structure his business "your" way completely falls apart as soon as you start to think about it.But since you have 20 years of experience, I'm sure you are aware that with flipping, the IRS considers the intent of a transaction and so, in the vast majority of cases, flipping is considered to be ordinary income, subject to self employment tax as well as the taxpayer's marginal tax rate.  

Would prefer American made if possible.

We have about 70 rental homes owned outright generating income that would appraise below $50,000, which companies like B2R and Colony American won't refinance.
