Another thing you could do is see if the current tenant would take your financing on a Lease Option if the will pay rent that covers your debt payment or more and use any spread to pay off your mortgage early.  

For me the positives are endless and If you want to know more specifics I'm happy to answer any questions you may have. eXp has a non-traditional business model and with that I see a lot of mis-information being spread about it.

Don't forget social media. 

I use google spread sheets to keep a rent roll and stuff like that but I see a lot of websites out there like cozy, stessa or landlord studio. 

@Wally Martinez for buyers I have found folks doing flips in my area while driving for leads, another way is checking local Facebook groups, Craigslist and other social media sites.

When the media starts with this type of publicity, it can get sticky fast. 

There is a lot of shopping without contracting going around most social media outlets down here.

Prioritize what needs to be done at the turn (carpet), and what can wait a bit longer (pool and roof) to spread out maintenance cost.
