Sometimes they will get a guy like this who does a couple jobs well and then does something like this, but the reality is they are basically judgement proof just like super low income tenants.

For example, FHA loans allow for a really low down payment where others required a lot more. - It really is personal preference - everyone has their own "this is the best market."

If the economy or housing market adversely shift, or if you are buying from a poor originator, or buying loans with low quality borrowers/properties, these results would deteriorate.But if you have capital for just a handful of loans, overall performance averages don’t apply.
