It is always easier to do this in the year of purchase because there is a little more red tape involved by breaking out assets after the year of purchase.

From what I hear, lessors clean up on those deals because the lessee for whatever reason cannot go forward when it's time to exercise the option, thus keeping the option money.

You will NOT save any money by operating with an LLC, indeed there are startup & operating costs involved (not large), which means having an LLC will actually cost you more than not having one (outside of any liability related issues).
