My quick replies from what I did read 1) Yes I have a website so when a seller ask I can give it to them.  2) Yes - I continue to plan on cold calling and that will be the first position I hire for when it is time to grow.3) Glad you are very successful.

The liquid capital I have allocated for acquisition is in the $100k-$130k range. it may not be much but I am looking for properties that need a lot of work and being that i'm in construction this part or the process should be less of an expense for me. 

Better yet, why haven't you hired a good PMC to handle all this BETTER than you can?

I wouldn't cheap out on this part and hire an attorney to help set up a bulletproof partnership.
