Plenty of building code considerations I'm sure given hot water heater right there.My first thought to monetize is to lease commercial grade equipment - maybe 2 stackable W/D - with revenue-sharing from a company that would provide the equipment at no up front cost and handle maintenance.

Yes indeed mate.I probably would have fixed the rate also but "underwritten" the deal from a worst case rate scenario like I would do with SFH if financing.I'm not versed in large multifamily deals and would love to learn more.I think I could really do some "damage" in the field because I own and run a property management company and we run a tight ship that's very well optimized from an automation aspect and affiliate fee structure standpoint.So my bottom line for example buying a 50 or 100 unit would be much safer/higher due to in-house PM and "working" the margin.

I am a licensed realtor here in Los Angeles, don't want to deal with the exodus of insurance companies and difficulty getting insurance and keeping it after a claim, tenant landlord laws being heavily in favor of tennants, exorbitant property taxes and minimal RTP among a few other factors with these being the most inspiration to take my money out of california.

We conduct the manual journal entries for our bookkeeping Clients each month so QBO reflects all of the transactions behind the deposits made by each PM.I understand that may be too much work for a $50-100M portfolio each month.Hopefully, the PM software companies are beginning to explore integrations with QBO but we haven't seen it yet.
