To answer your questions:We have an algorithm so we can run addresses and offer a certain amount above your listed rent every month, guaranteed.We have a waitlist of long-term tenants who want to rent with us and get guaranteed discounted rent for managing the Airbnb.We can work with any type of property for the Loftium Lease, and we always combine a long-term tenant with Airbnb guests so there's always an onsite host.  

There are a few variables to address, but use your best judgement and make sure you have a real estate attorney do all of the paperwork for the sub 2 close and installing the lease option buyer.

I am not sure if the question was addressed at me but I do not use rent role as my determination of success.

Real estate is local-local and the intangibles and just as important as the tangibles...Without seeing more detail on this property, it's impossible for any experienced investor to give sound advice.
