Inventory is up, and there are deals out there. 

A lot of the deals out on the MLS I’d be cautious of because despite them cash flowing there maybe be problems waiting for you.

The best case deal for us would be to find an investor who is willing to buy the land and do a 10-year (or longer) rent-to-own agreement with us that includes them getting proceeds from the campground and event center and making a great profit over time.

I’m putting together a deal to buy a multi-family rental property from my parents in Buffalo, NY.

Forced equity and cash flow vary quite a bit by the deal, but Idaho is the most landlord friendly state in the country- the state actually just passed a law making it illegal for cities to regulate rent rates or fees in any way. 

This is an on market deal. 

I am rookie investor who has not done any deals yet.
