Kyle - if you want to determine if  conventional financing is  possible for you at this time ...I would recommend connecting with a loan person to get a formal  pre approval  in place  for any scenario you  care to work with  ...this  process is free and  help analyze credit / asset/ income / employment  and   if  you aren't able to  get pre approved at this time - you can  then be aware of any  facet you  will need to  work on ….thanks

I asked that they take care of most of these items, which the team agreed to, but with there now being a tenant renting out the property (this wasn't the case at the time of the inspection), my guess is that it's going to take some time for these things to be addressed.

If they cut a "Cash for key deal" with occupants they will open it up for inside access. 

I definitely don't want to cut corners at the beginning.

So, giving out the name of a great contractor (after having spent years kissing toads) is like cutting your own throat. 

As painful as it may be, I would let karma take care of him and just move on to another location.
