It’s a ton easier, gives you all the reports you need, and is over kill for a dozen rentals, probably support the first 20 easily, 50 if you forced it. 

Vet your association, run your numbers on reserves, and setup your own for when that special assessment for the roof replacement comes.

Conduct a quick walk-through of the rental to assess whether there's any cleaning/repairs that will need to be documented.

You can try, but you will need to find an agent who will help you write dozens, or more likely, hundreds of low ball offers.When you say "I see alot of properties that are listed that are good deals" you're revealing you probably don't really understand what constitutes a good deal.

How do they assess the value???

Just drive through there and you'll see half a dozen houses being renovated.
