I am speaking about what is known as the "Redemption Periods" the previous owners have and the restrictions placed on the titles.This is an advanced auction and is best suited for an investor that has extra money available that they won't miss while it is tied up in the property.I am in no way suggesting that tax sales are not good investments.

I would get with my bank and see how much exactly they'll need down for a full price offer (You wont offer full price unless you're comfortable, but, if you get it below full price you still have wiggle room...).The good thing to this is, if the bank wants say 50K down, and you only have 35K to put down, if you know this in advance you can ask the seller to help with seller financing for the other 15K so you'll get your land.

I am in very bad situation, lawyers sold me short, after consuming close to $50,000 in fees, and I am afraid of any paid consultation like of fire .Surely I would have many questions, what to do after getting the loan, but this is the subject for another post.Big, big thanks in advance.
