I spend a ton of money on a vehicle I don't need so if i hurt my credit now is it worth it to save the money and start investing and come back from that ding in the future?

Should we pay down our vehicle loan, our personal residence, duplex, keep money in traditional savings, or stuff as much as I can in something like a Vanguard total index fund. 

I learned that when one investment vehicle is going down there is another that is going up and there are many ways to diversify within real estate and outside of real estate.

And then you can advertise as "solar ready,"  "electric vehicle ready," etc.The only thing I might suggest that I really love in my last two homes is installing zoned heating and cooling.  

It is the financial vehicle that the top 3% of the richest people on the planet use to build their personal fortunes.

but i just turned 22 and will be closing on my house in January of '08 (bought it Sept 06) - i try to save at least 60-70% of my income but i did buy a brand new vehicle - hey everyone has to live once in a while lolLooking to buy an income property in another 1-2 yrs, currently have about 30k in liquid assets and a 200k mortgage in another 6 mths - save save save!!!!

Their fee is too high but that does not reflect on the quality of the advice.The LLC can help when you hire a local kid to mow the lawn, when you ask a sub-contractor to pick up some materials using your vehicle and other situations.

We Americans feel we should be able to choose what we drive and when gas is not expensive, we prefer to drive larger less fuel efficient vehicles.

That might be one loan, it could be with all loans....how your structure your deals and your strategy should determine the best financing vehicle, how they cash flow and how properties and loans can be matched.

A couple of things that I did differently from others (because I learned from my mistakes):Minimum of two year leaseSecurity deposit NOT THE SAME AMOUNT (more than) a month's rent.Tenant can MAKE NO CHANGES INCLUDING NAIL HOLES IN WALL.Tenant can not WORK ON CARS, including oil changesNo unregistered, unlicensed vehicles, only as many vehicles as garage spaces.Name and SSAN of all tenants on the lease.No keys, no access, no nothing to the tenant UNTIL I'VE RECEIVED FIRST MONTH'S RENT AND SECURITY DEPOSIT, in cash or cashiers check!
