Basically, the furnace was installed incorrectly in the boiler room and is taking air from the boiler room itself instead of the fresh air from the rest of the basement.

I've been looking into Veteran business startup loans but those are more for brick and mortar stores than what I'm trying to do. 

Fresh paint, cleaning, etc..There are many ways to find out if a place is profitable.  

Williston has lots of potential, good schools, all the area Box store conveniences, and is growing as a suburban sprawl from Burlington fast.

My plan is to stick these to car windows in parking lots at area grocery stores, etc.

I've been sifting through the HUD home store and finding some properties out in independence that need quit a bit of work but if the numbers work i'm diving in. 

A fresh coat of paint and new carpet isn't going to work unless you're willing to take a discount to ARV.As @Latonia Parks said, with the heavy military influence on the population, rentals do very well.I'd love to see what type of inventory you'll have to sell.  

I have to think freshly rehabbed property that is empty will appraise higher then one with a tenant that just moved in. 

Make sure it smells fresh and clean.
