Jurisdiction allows for onsite living quarters for "employee or family member" which building has room for a studio, another $20k to create a studio apartment.

JiMI'm sure there are many services that provide virtual desktops, but Microsofts Azura and Amazon's cloud service are probably two of the biggest. 

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

The basement we plan to finish as a studio with full bath and kitchenette, "apartment"/Mother-in-law suite so that we can rent it out and house hack. 

With Amazon announcing their new distribution center in Smithfield these markets have good upside and aren’t too hot yet.

Well after much research, reading, discussion & questions to members here (Shout out to: @Chris Noles, @Shane Lafleur, @Michael Weigum & @Daniel Denning) my fiancé and I have purchased an oceanfront studio condo in Myrtle Beach South Carolina which we will be using as a STR.

The attic and basement are both roughly 600 sqft of unfinished space and I'm converting the basement to a 1 bed 1 bath studio.

Most of the really good deals come from purchasing an entire building with 5 or more units for scale, or purchasing an entire large house/building and dividing it up into studios or smaller apartments in copropriété. 

I understand that builders rarely negotiate on base price of the home and prefer design studio and HOA discounts.
