Look for a "mortgage broker" instead of a "loan agent" - a broker will submit your offer to multiple lenders for you.  

How do I submit offers? 

On the listing you can do a "all offers will be submitted to seller at *date"" - maybe a week after you put it on the market.  

My computer ran out of battery about a second after I submitted my post last night, so I wasn't able to do anything about the corrupted tables (which shows up fine in the WYSIWYG, @Joshua Dorkin !!)

You go and find a note you want to purchase, fill out the "Direction of Investment" form from the IRA custodian and submit it in. 

Does anyone know of some real estates agents in the DFW area who will submit multiple bids for investors?

I prefer electronic, as there is really good software for PMs now.  

I can ask him to do the initial work (file a long form, contractor submitting floor plans, filing fees, etc.) but how would I know whether it will pass or not from the first time.  

It's either my numbers aren't tight enough or my bid is too low, or perhaps a combo of the two on the offers I've submitted.
