Is there a specific contract for sub2 deals or do I do a normal purchase and sales agreement, then have my lawyer draw up the paper work?

I use a simple Google alert for now and was thinking about subscribing to the Tampa Bay Business Journal.

What paper work should I bring that will make us look bigger then we are.

The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally wont cover your poor decisions) and take good care of your investments - these simple steps will help you prevent lawsuits before they even occur. 

I doubt it allows for 2 units (it’s probably SFH.) assuming that, you can’t make it 2 legal units (adding an ADU is different, as I don’t think you’re allowed to take space from the main house for the ADU- it’s usually added sq footage.) and even if it allows for 2 legal units you may have to add a second parking spot, separate utility services (read: expensive and a PITA to install.)So the simple plan is to basically do the minimum work needed, as you describe, without permits just to separate the 2 living spaces out.

I was baffled at how your successful career was spurred by something as simple (yet difficult to commit to) as self and lifestyle improvements.

To me, those items are a lot more simple to save or reserve for. 

Instead of buying fee simple, you're buying sub2 existing liens.
