I just have seen several HOA's mismanage the money not fix the roofs, let the exterior go to waste, not fix the parking lot, rotten wood etc.

Learned how to sheetrock, tile, install hard wood floors and floating floors, roots in your sewer lines suck, homes built back in the day can have quite a few surprises!

And that was because I knew the contractor and got a deal on the wood.

Bought it sight unseen, and after closing we found out that the prior owner's sister & brother in law are currently squatting in the property with no immediate intention to move (free place to live right!)

Find where they are entering and plug the hole with steel wool (or wood, brick, etc).

A vaccine is the only answer to stop this madness and to be honest with you I don’t see one in near sight nor in the next year.  

We were going to replace all doors in a 40's home as the originals were some wood then veneer panel & had taken a beating or were cracked.

@Braden Wood, you can utilize RUBS, which ultimately uses a formula of size of units, bed/bath combos, and occupants to determine utility share.

We live about 7 hours from each one, so in a major emergency we can get to them, but knock on wood we haven't had to do that.
