@Lisa Caracciolo  If you are still shopping I would recommend looking in a lower crime area.  

So I've been shopping around for best rates with several lenders (Bank of America, JP Morgan Chase, and Citibank). 

Hit up local coffee shops (or find out if any exist!).

if I had something like this fall in my lap, and I knew it had not been shopped prior, I would contact several commercial RE brokers and see if I could get a finders fee to hook them up with the seller....   

Normal/Smart investing strategy will prevail.

Property investment is a smart financial choice.

The city has tremendous growth potential and plenty of companies are moving in to set up shop.

But I would live in any area that give me the most money, and invest in short term rentals in that area, or with connecting with the short term shop and going into one of the markets they are in.the advice I’m giving myself on the daily is this: AGGRESSIVE PATIENCE.

For the record, we don't spend a lot of time in that "office" room (about 8~10 hours a week for each person -- communicating with the PM, coordinating with contractors, shopping for furniture and home decors, working on the guest book and website, etc.), but we don't use that room for any other purpose. 

This mainly pertains to your roof - IF you have an RCV policy - do not switch anywhere else -- that is a good price and a good policy -- if it's ACV you can shop around -- try Shelter too -- I worked for them - all my coworkers were fair -- I just wont get a policy there -- something to do with not ******** where you used to eat and if I had a claim it'd be weird to deal with my former co-workers -- would rather deal with people I dont know.
