FHA 203(k) can be used to purchase a property and roll the rehab/repair cost into the loan.

Getting your municipality's public works department (or whoever manages your town's roads) involved could get something rolling with the water department.

Can they roll with the punches or am I going to have to hold their hand though the process.

Are you a banker then you get them to refinance and roll the loans into one if you are an agent you can list it What would be your third option?

I suspect like a bad penny this guy will show up again.... but that is now 3 different companies I have heard from that had the exact same experience.. the issue is it rolls down hill to the buyer..

If the unit is vacant and there are issues occasionally I'll meet the maintenance person there or they will more often send me pictures.I get two statements a month with p/l and rent roll.

When January 2018 rolls around, there are a glut of houses on the market and the FMV of our house is only 95K.

@Dmitri L.Is there a single layer membrane (either sheet or rolled/painted on) underneath the shingles to seal the concrete?   

I would suggest you see if you qualify for a solo 401k or structure your business so you can qualify next year then roll you sdira into your solo 401k and be your own trustee and you don't need a custodian, plus the solo 401k is much more flexible and fewer compliance cost and reporting requirements than the sdira.
