HISD as a whole is a step or two below Fort Bend and Cypress but does have some great schools, with the majority of the recognized or exemplary rated ones being elementary schools.

He is very good about recognizing cash-flowing properties and as you now know having been in Great Falls yourself by now, there is lots of opportunity to have a rental investing presence in Great Falls, MT.

I agree with Lynnette, getting the inspector to "consult" with you as a recognized expert could be a good way to develop a relationship with him/her.

However, a landlord also has a duty to protect residents from known risks, or risks that the landlord should have been able to recognize.

My belief that implicit abandonment of Real Property can be recognized as a matter of law is untested. 

And it was zoned residental.. however it was on a free way off ramp access road.. and they had just built a shopping center one block over with a Home Depot Anchor.Then about 15 years ago One of the Vegas gambling concerns was able to lobby a local tribe and the property across the street was sold in what was and may still be the highest priced real estate transaction in Sonoma county at 230 million..

And it was zoned residental.. however it was on a free way off ramp access road.. and they had just built a shopping center one block over with a Home Depot Anchor.Then about 15 years ago One of the Vegas gambling concerns was able to lobby a local tribe to establish a casino.. 230 million for the land across from us..

The bank may not recognize it but but there are smart people that WILL see the value.
