@Willie Rogers I haven’t done any wholesaling , but I do believe you can get these contracts from a RE attorney, I would seek one who has experience working with other wholesalers in your area .

The VA loan is a great benefit and if used effectively can get your RE investing off to a very good start.Suggestions:Use the VA loan to house hack a duplex to quad.Refer to yourself as the Property Manager and not the owner.Live in the unit that can best benefit from a rehab.

We are seeing a similar trend in recent months - folks coming in from away, thinking prices are real cheap, and not taking the time to learn the neighbourhoods before buying a 150 year old building on a sketchy block, which has had no love for the past 30 years.You can find good deals in Saint John, but many of them are going to required a re-investment exceeding the purchase price.
