I'll have all debt aside from primary mortgage, leased vehicle, and student loans paid off by next summer.

It's a great vehicle for us investors, but you must do it correctly. 

If you pulled the equity and reinvested, any vehicle of your choice, you would increase your income well above the cost of a mortgage and still enjoy continued appreciation.Paying off a home or benefiting from appreciation is worthless unless it is put to work.

I do think they are are going to become the dominant player in the ibuyer movement where investors are purchasing homes via an MLS type of vehicle and mostly sight unseen.  

We have been spoiled recently however our money train may have gone off the rails.  

The tenant has been using the garage space for storage only, with an exceptional amount of junk and a non-operational vehicle.

Linking the entity itself with an appropriate custodian and being able to provide meaningful guidance about proper usage of the vehicle something only a few specialty firms can provide with any degree of quality.
