I think the buyer either a)will pay a fee to a buyers agent making their offer weaker due to net out of pocket costs or b) the buyer will wrap the mortgage in with the seller subsidizing the buyers agent fee.

It is certainly a possibility, but I wouldn't say it probably will happen.This depends on so many variables that are mostly controllable based on proper market research such as a quality property in a great location with great amenities.
