The 6,600 (550*12) is my operating expense budget. my goal was to make my money on the equity pay down (4,712 the first year) or a base cap rate of 2% plusEvery year this will go up as the principal payments accelerate and any unspent operating funds (the 6,600) would go straight to the bottom line and increase the cap rate.If you have any tips or think i'm missing something glaring please let me know.
