I know that Poland is a more expensive and nicer neighborhood.  

Many people in my neighborhood have illegally converted their basements into second units and rent them out by the month at $900-1500/month, but my husband would lose his play space, so we even don’t do that.

Have a few properties here, the holton-wise neighborhood grading system helped incredibly. 

Blue collared neighborhoods with low crime.They cash flow the best :) 

I have a two family home in the Hillside neighborhood in Medford.

I have a relative who acted as her own project manager to fix up their personal residence in that same neighborhood.

Single family/townhome in NE or SE DC in a less desirable neighborhood.

Ideal situation would be a 3/2 (or a 2/2 with a separate office since I work from home), small yard, decent neighborhood, washer and dryer in-house/unit in a neighborhood where you're hard-pressed to find bars on the windows and front door.
