I am moving out of my primary home(in San Diego) that I plan to rent out. It currently has tiled countertop in kitchen & Formica-like countertops in 3 bathrooms. Does upgrading them to quartz fetch more rent?

I haven't read everyone's responses, so I'm surely jumping on the bandwagon.You have a responsibility to make a "good faith effort" to find a replacement renter and reduce the financial impact to your original tenant.

Purchase price: $102,500 Cash invested: $28,000 Rehabbed single family ranch property by replacing all trim, flooring, removing kitchen wall for open concept, new kitchen cabinets & island, replaced roof, updated electrical, new heat pump and A/C, complete Master Bathroom(with tile shower), and adding egress window in basement.

I'm considering some options for repair rather than replace the whole roof. 

Minor renovations in the kitchen, basement, and changing the fixtures for a more modern feel added significant value to the deal.

Monthly HVAC filter replacement for the tenant and semi-annual HVAC service check for the landlord.

Last year I had my shocks replaced on a truck.
