I’m so new to wholesaling, and I may get my first deal but My lead is asking for 2k earnest deposit!

Hello All,I am a first time investor recently purchased two multifamily properties (4 units) - 3 are currently rented and 1 is under rehab. the properties are in not so good area but has a potential to generate positive cash flow if all are rented with min maintenance.

If the market does plung into recession, I’m confident that the properties I own in the markets I do will perform better than most and therefore I’ll have staying power.All loans involve risk, so I select debt products and terms that I feel minimize my risk and are commensurate with the return i think I’ll be able to generate.  

So I’m getting pre foreclosure leads through property radar.

This population growth is putting additional pressure on local housing markets with already critically low housing inventories, leading to sharp price increases that both homebuyers and new home developers cannot keep up with.”

There are not enough generation X'rs like me to matter.

Either way, you should definitely look at what the property could generate by running a conservative market rent analysis.Keep working to find funding.

Any advice will be much appreciated, I’ve already started looking for leads and made contact with contractors to help with renovations.

The BiggerPockets community has served me very well in helping me find good contacts for CPA, Attorney, and RE Agent, so I am hoping for some leads on this topic as well.I don't want to have to go through my attorney and file a lawsuit just to get my Insurance to pay on a valid claim.

He has a full time job and is not looking for any office support, leads, or training.
