For some people, investing in real estate passively, as you have done, is best because they have other obligations such as a high-powered job, family or just don't want to deal with the operational side of the business. 

Mine are straightforward, W2 job, all long term rentals, using 27.5 year depreciation, haven't done any cost segregations, etc.

They have a nice package of loan options, but I'm always cautious when working with someone new.

I had a Licensed Electrician on my permit for electrical.After I paid them, they never came back to complete the job so I coukd get my C of O and final inspection.

So unless you are really good (and you may be, I don't know), just let the real Contractors handle it while you go find another property.....My Current Job is renovating bathrooms.  

The first person didn't do a good job with the market assessment and priced it high given the market. 

But it's a very nice, safe neighborhood.

the really nice thing about BP is that you can actually talk to clients who have worked with the QI to see how their experience was.
