Most likely, zillow is displaying the price from an outdated source.I used to work at Trulia in their early days and this was a constant challenge we had ... we'd receive the same property from multiple sources and would need to 1) make sure we recognized that they were for the same property and then 2) decide how best to merge the data from each source when there were discrepancies (which was frequent).

Any form that my bank recognizes as money.

I interviewed several others, but with the market what it is, I calculated the returns I am getting on that property versus equity and the risk and decided to liquidate that one.

A case in point, I read an article the other day about a survey Zillow did where half of the economists interviewed are forecasting a recession in Q3 of 2020.

A lesson learned me as I interviewed multiple GPs, is that integrity, operator experience, the sub-market and investment thesis trump the projected returns any day.With that said, 138 units and 16.9% targeted IRR. 

I used listing services to underwrite 3-4 deals per month, and then engaged several brokers to interview to represent me.

We're building our team and we've interviewed a bunch of PM's, brokers, and lenders so far.

The successful people I do see in those areas are typically self managing/live in the area and have spent time and due diligence interviewing and building their own local team instead of relying on others. 

I’ve been advised by a few attorneys to be careful of using a Series LLC in many states as it’s legally untested and/or not recognized in many states.
