Tracing the cash flow just opens more opportunity for the IRS to catch fraud.

All you have to do to find buyers in this market is open your eye lids.

Rents seem  great....Also if the house is a good find, then sometimes you have to wait for the cash flow to catch up....you're just in it for the equity build......

I still prefer to work with someone a  reliable GC who can be my eyes and ears on the ground.

I am a Realtor in this area and always keep an eye out for a great opportunity!

Few other things like following up with the home inspector, speaking with the inspector to understand what is MUST fix and what are 'keep-an-eye' items.Appraisal came out $3k below the list price, I was firm on my stand with the offerer sticking to the appraisal price and having the MUST fix items on inspection report completed.
