Another thing I'd highly recommend is talking to property managers on BP to get some feedback-- it's probably very rewarding and can produce income without many starting costs, but it does come with headaches.By thinking about your next steps, you're already on the right track.

I don't want to come across as a Debbie Downer but I highly suggest especially if you're in Texas to find an existing park.

But their minimums are pretty high for a tenant in common purchase. 

Legal fees in NYC can be as high as 3k-4k. 

Prices in the lower range are still climbing and dropping at the higher end. 

We have had high saturation and the resulting downward pricing pressure this off season more so than any other time since I started in 2015. 

So of course I keep looking for ways to get in contact with cash, buyers and I end up finding out that the local auction is happening literally the next morning.

Being too cheap also may back fire if you end up making 10,000 calls by pulling a list from Propstreams and never closing a single deal in the end. 

I'm pretty familiar with car washes in the So Cal area, 5.5 (including land) is a bit on the high side here.  1.8 on the other hand (including land) is unbelievably low.
