I can't emphasis having a healthy emergency fund enough!

For me, that is when there is a lot of speculation in the RE market without underlying value and healthy market conditions.

Luxury good spending is up 8% year over year, credit card debt is down over 1/3, savings rates are still very healthy - down 2% in the last six months but still historically very high, home equity has gone up something like 10 trillion dollars nationally in the last year.

Which is a healthy sign for the local area.Let me know what you think!

As a point  of reference, 6-months is viewed as a "healthy" or balanced - meaning not a buyer's or seller's - market.  

Rock solid W2, steady tenants paying my mortgage while I house hack (minus $80), and healthy cash reserves which I contribute to every month.

The jury is still out as to the appropriateness of the government's response, but IMHO, to quarantine an entire population of young, old, middle age, healthy and sickly and effectively shut down our economy has been and continues to be a mistake of judgment.But, what is done is done, and we must buckle up and ride it out. 

If the base shuts down, would you still have a healthy flow of renters?

The cost would be soil treatment and tent for about $1350.00, which I am trying to get the seller to split the difference with.  

In every instance, we have added a lot of value by buying a multi family building that was pretty beat up and revamping it to make it safe, healthy housing in great locations.
