I am on the board of two self managed HOA's (Lakeview /Wicker Park) and need assistance dealing with two separate issues:  #1 Noise disturbance in commercial space  #2 VERY delinquent assessments by a single owner Ive attempted to engage two firms already but somehow these issues seem to not be attractive to represent.

Usual upgrades are LVP flooring in all common areas and bathrooms, neutral tone paint, paint the cabinets, new lighting and fixtures, and stainless steel appliances, which I really believe makes all the difference in the world with C-class apartments.

Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.

Turns out, it has some major flaws ($$$) The sub floor and beams under the bathroom are rotten and will result in the bathroom being totally torn up to get to the beams and repair and then putting the bathroom back together.The other thing was-there is no access to the attic.
